We exist to help housing cooperative groups in Chile understand the technical and financial foundations of their projects before committing resources to legal formation or land acquisition.

Why We Exist

The Housing Challenge in Chile

Many Chilean families find themselves in a challenging position: they earn too much to qualify for subsidized social housing, but not enough to secure individual mortgage financing from banks. Traditional homeownership pathways remain inaccessible.

Housing cooperatives offer an alternative model where families pool their resources and develop housing projects collectively. However, many groups begin this journey without understanding the technical requirements, regulatory constraints, or financial realities of cooperative housing development.

This lack of technical information can lead to groups pursuing unfeasible projects, making poor land acquisition decisions, or abandoning cooperative housing altogether due to uncertainty.

We provide the technical analysis these groups need during the critical pre-feasibility phase, helping them understand whether their cooperative housing vision is technically and financially achievable.

Our Approach

Technical Assistance, Not Project Development

Our role is specifically limited to pre-feasibility technical assistance. We provide analysis and information, but we do not develop projects, manage cooperatives, or execute construction.

Analysis Phase Only

We work exclusively during the pre-feasibility phase, before groups make major commitments. Our analysis helps inform decisions about whether to proceed with cooperative formation.

Technical Calculations

We perform calculations for member requirements, land surface needs, housing unit capacity according to regulations, and construction cost estimates based on current market conditions.

Subsidy Orientation

We provide information about MINVU subsidy programs that might complement collective savings, including eligibility criteria and potential subsidy amounts. We do not manage applications.

Feasibility Reporting

We deliver comprehensive pre-feasibility reports that present our technical findings, identify potential challenges, and outline considerations for groups to evaluate.

Objective Information

We provide technical analysis without promoting specific outcomes. Our purpose is to give groups the information they need to make their own informed decisions.

Referral Guidance

When groups decide to proceed, we can provide general guidance on what types of professionals they will need for subsequent phases: legal advisors, architects, and construction managers.

Understanding Our Limitations

What We Cannot Do

Being clear about our limitations is part of our commitment to transparency. These are services we do not provide and cannot help with.

Legal Services

We cannot establish cooperatives, draft legal documents, register entities with government authorities, or provide legal advice. Groups need qualified legal professionals for cooperative formation and compliance.

Subsidy Administration

We do not complete subsidy applications, submit documentation to MINVU, track application status, or manage any administrative procedures with housing authorities. This requires specialized processing services.

Architectural Design

We do not create building designs, develop architectural plans, obtain construction permits, or provide architectural services. Licensed architects are required for design and permitting.

Construction Management

We do not manage construction projects, hire contractors, supervise work, handle procurement, or oversee building activities. Professional construction managers are needed for project execution.
