Technical Feasibility Guidance

Housing Cooperatives: A Path to Homeownership

Housing cooperatives are reemerging in Chile as a viable option for families who cannot qualify for individual mortgages but can collectively develop housing projects. We provide technical assistance during the pre-feasibility phase.

What We Provide

Pre-Feasibility Technical Assistance

We help cooperative groups understand the technical and financial foundations of their housing project before committing resources. Our analysis covers member requirements, land specifications, regulatory compliance, construction costs, and subsidy opportunities.

Member Requirements Analysis

We determine the minimum number of member families needed to make a cooperative housing project financially viable. This includes analyzing demographic composition, income levels, and savings capacity to establish realistic project parameters.

Land Surface Calculation

Based on the number of intended housing units and local zoning regulations, we calculate the minimum land surface area required. This includes considerations for building footprints, common areas, circulation, parking, and green spaces.

Unit Capacity Assessment

We evaluate how many housing units can be developed on a given land parcel according to current municipal regulations. This analysis considers building height restrictions, setback requirements, density limits, and floor area ratios.

Construction Cost Estimation

We provide updated construction cost estimates based on current market prices for materials, labor, and professional services. These figures help groups understand the total investment required and plan their collective savings accordingly.

MINVU Subsidy Orientation

The Chilean Ministry of Housing and Urban Development (MINVU) offers various subsidy programs that can complement the collective savings of housing cooperatives. We provide orientation on which programs might be applicable to your group.

  • Overview of available MINVU housing subsidy programs and their requirements
  • Assessment of which subsidy types align with your cooperative's profile
  • Calculation of potential subsidy amounts based on member demographics
  • Understanding how subsidies integrate with collective savings
  • Timeline considerations for subsidy application processes

Important: We provide technical orientation about subsidy programs. We do not manage subsidy applications, complete administrative procedures, or guarantee subsidy approval.

Understanding Our Scope

What We Do Not Provide

To ensure clarity about our services, it's important to understand what falls outside our scope of technical assistance. We focus exclusively on pre-feasibility analysis.

Legal Formation

We do not establish cooperatives, draft bylaws, register legal entities, or provide legal counsel. You will need legal professionals for cooperative formation.

Subsidy Management

We do not complete subsidy applications, submit documentation to MINVU, follow up on applications, or manage administrative procedures with government agencies.

Construction Execution

We do not design buildings, manage construction projects, hire contractors, supervise work, or handle construction-related activities. You will need architects and builders.
